Or better yet, a team of professionals that has access to the entire market, including the many homes that get purchased before they ever reach the “public” channels such as the MLS, classified ads, etc. A Realtor® gets paid by the seller, but will be motivated to help you find exactly the property you’re looking for.

Sell Your Current Home First. If you don’t, you will be forced to buy on “contingency”, which can mean your offer needs to be higher. In addition, you will be pressured to sell your current property faster, which usually means for a lower price. Let a Realtor® help you get the price you want (or need) for your current home, then you will be in the best position to negotiate for your new one.

Get Pre-Approved Want to get the best house for the least amount of money? One of the strongest negotiation tools you can have is being pre-approved by a lender. This means a full loan approval rather than the priliminary (and worthless) certificate known as a pre-qualification. The process can take from several days to several weeks, depending on your situation, so you want to start this process as soon as you can.
